Selling in Belle Isle
Belle Isle is a city of about 7,000 people built around the Conway chain, three miles from Orlando International Airport, where more than half the municipal area is water. Selling here means explaining what a Belle Isle address gives a buyer that an identical house a few streets outside the line does not.
That is the whole question on this page. Belle Isle homes sit next to unincorporated Orange County on one side and Edgewood on the other, and a buyer comparing across those lines is looking at similar houses with different tax bills, different police departments, different park access and different school options.
A listing that treats Belle Isle as just a location word leaves all of that on the table. A listing that can explain it turns a higher millage from an objection into a description of what the buyer is getting.
More Water Than Land
Belle Isle covers 5.18 square miles, and only 2.40 of that is land. The other 2.78 square miles, about 54 percent of the city, is water. There are not many places in Florida where the municipal boundary is more than half lake, and it is the single fact that explains everything else about how this city is laid out and how it behaves.
The lakes are the Conway chain, including the southern part of Little Lake Conway. The average elevation is 85 feet. The city sits three miles northwest of Orlando International Airport and uses the 32809 and 32812 zip codes, which is one reason mail and search engines both get confused about where Belle Isle stops.
For a seller, the practical version is this: almost every home here is either on the water, a short walk from a park on the water, or a short drive from a ramp into it. Which of those three your home is should be stated on the listing in plain terms, because it is the main thing that separates comparable Belle Isle houses from each other.
A City That Had to Decide Twice to Exist
Belle Isle was first incorporated as a town on October 21, 1924. Its first mayor was C. H. Hoffner, whose name is now on the avenue that divides two sections of Lake Conway. The town government was deactivated four years later, in 1928, and the community went without one until it reincorporated as a city in 1954.
Since 2003 it has run under a council-manager form of government with a ceremonial mayor and seven commissioners elected to three-year terms, serving without compensation. City Hall is at 1600 Nela Avenue. In 2009 the city stood up its own police department, roughly doubling the number of municipal employees.
None of this is trivia to a buyer moving in from a large county jurisdiction. It means their calls go to a small local department, their code questions go to a city hall they can drive to in five minutes, and the people setting the millage are unpaid neighbors. That is a genuine amenity, and it is the sort of thing sellers assume buyers already know.
What the City Millage Costs and What It Buys
Belle Isle owners pay a municipal millage on top of Orange County rates, and a well-prepared seller should be able to explain it rather than hope it does not come up.
For fiscal year 2025-26 the city adopted a rate of 4.7845 mills. That was an increase of 0.3827 from the previous 4.4018, and the city’s own budget document is direct about why: it partially covers an increase in the cost of fire protection provided by Orange County. The rolled-back rate for the year was calculated at 4.1618, and the proposed budget had originally contemplated going to 5.000 before the final number landed lower.
What it funds is concrete: police, fire and dispatch, the parks system, the city’s boat ramps and the rest of municipal services. A buyer who understands that reads the tax line as the price of a small city rather than as an unexplained penalty for crossing a boundary. Have the current number ready, and check it before you list, because it moved this year.
Fifteen Parks, and Four of Them Are Beaches
This is the part of Belle Isle that sells interior lots, and it is chronically underused in listing copy.
The city maintains a network of small parks and pocket parks with lake access: Cross Lake Beach, Delia Beach, LaBelle Beach and Swann Beach at Be Bateman Park, plus Regal Park, Trimble Park, Peninsular Park, Venetian Park, Gilbert Park, Wallace Field, and the Conway Circle, Lesser and Holloway pocket parks. The Burbank Avenue open space is a natural preserve and is deliberately not maintained.
The largest park inside the city is Warren Park, which is owned and managed by Orange County rather than the city. It has Lake Conway access and a canoe launch, fishing piers, a playground, paved walking paths, tennis, pickleball and beach volleyball, under a stand of live oaks. It has parking and restrooms and can be reserved through Orange County Parks and Recreation.
If your home is not on the water, name the nearest of these and give the walking distance. “Two blocks from a city beach on the Conway chain” is a specific, checkable claim, and it competes with a lakefront listing far better than “close to the lake” does.
The Ramps, and the Decal
Four ramps serve the chain, and the jurisdictions differ in ways that matter to a buyer planning to keep a boat.
Perkins Ramp at Perkins Road and Lake Drive is Belle Isle’s and requires a city resident parking decal, currently $50 a year, prorated quarterly and expiring May 31, with launching and recovery permitted sunrise to sunset only. Venetian Ramp at Parkway and Pasadena is also Belle Isle’s but has no public parking. Randolph Ramp at Randolph and Hoffner and Ferncreek Ramp at South Ferncreek and Waterwitch are operated by Orange County.
The resident decal is a real, tangible thing a Belle Isle address gets you and a neighboring unincorporated address does not. Put it in the listing.
Cornerstone Charter Academy
Belle Isle is home to Cornerstone Charter Academy, a tuition-free public charter school covering kindergarten through twelfth grade on one campus, SACS accredited, running Project Lead The Way biotechnology and life sciences curriculum for its middle and high school students.
State the admissions reality precisely, because it gets repeated loosely and the loose version causes problems. Cornerstone admits by lottery. Its Controlled Open Enrollment Plan gives priority within that lottery to several groups, and City of Belle Isle residents are explicitly one of them, alongside City of Edgewood residents, siblings of currently enrolled students, children of staff and governing board members, and children of active military.
Priority in a lottery is not a guaranteed seat. But it is a real, documented advantage attached to a Belle Isle address, and it is one of the strongest reasons families choose this city over an equivalent house outside it. It belongs in a listing stated accurately rather than either oversold or left out.
Three Miles From the Airport
Orlando International is three miles southeast. For a household with anyone who travels for work, that is worth real money in recovered hours, and it should be stated with the number rather than as “convenient to the airport.”
It also raises the question every honest listing agent should answer before being asked. Aircraft noise varies substantially by location and by which runway configuration is in use, and it is not the same at every Belle Isle address. Do not generalize, in either direction. Let a buyer stand in the yard, and answer what you actually know about your own street. Sellers who are straight about this close; sellers who deflect create suspicion that spreads to everything else in the file.
What This Means for Your Listing
Belle Isle sells on the difference between being inside the line and outside it. A buyer looking at your home is very likely also looking at something in unincorporated Conway or in Edgewood, and on square footage and finish those homes may look identical.
The listing that wins names the differences: the specific water access this address has, whether that is frontage, a dock, a walk to a city beach or a resident ramp decal; the Cornerstone lottery priority, stated correctly; the small-city services the millage pays for; and the airport distance in miles. Four concrete items beat any amount of language about lakeside living, because a buyer can verify all four and cannot verify an adjective.
