Buying a home near a lake raises a practical question: how will you get onto the water? If you are researching the Lake Conway Estates lake lot, start with the association’s membership rules. A home’s location alone does not explain how access will work after closing.

The Lake Conway Estates Residents’ Association, or LCERA, describes itself as voluntary. Its lake lot is a shared recreation area for members, rather than a vacant waterfront parcel for sale. Read the official membership information for the association’s description.

Before you buy

Confirm the address, joining process and current fees with LCERA. The seller’s membership does not transfer to a new resident.

What does the Lake Conway Estates lake lot offer?

The association lists a lakefront recreation area with a boat ramp, fenced playground, swings, picnic space and parking. Tennis courts are also among its amenities. However, use comes with membership conditions; this is not an unrestricted public recreation area. See the official amenity list.

Think about how you would use the space. Would you launch a trailered boat, bring a kayak, or visit the picnic area? Each plan raises different questions about equipment and permitted use. First, confirm the details that matter to your plans.

Does the seller’s membership transfer to you?

LCERA says membership does not transfer when a home sells or a resident moves out. It deactivates the old card, and the new resident must pay dues for access. Therefore, receiving a gate card from a seller does not complete the joining process. See the association’s access rules.

Before closing, ask LCERA to confirm the property’s eligibility and the steps that apply to you. Discuss your move date, paperwork and card activation. If you plan to rent the home, also ask about your specific arrangement. The reviewed pages do not clearly answer every rental question.

Lake Conway Estates lake lot dues and paperwork

As checked September 28, 2026, LCERA lists annual dues of $175 by cash or check, or $180 through Stripe. The latter includes a convenience fee. Its membership year runs from September 1 through August 31.

The association also describes an early-payment discount tied to its annual meeting. New-resident dues may be prorated. However, confirm the amount due for your joining date; neither reduction should be assumed. Check the current joining instructions.

Next, read the rules, complete the membership agreement and contact LCERA about joining. Its linked agreement is marked July 2024. Use the version on the official site when you apply, since documents can change. You can review the linked agreement here.

Boat trailers, guests and visiting hours

Boat owners must provide trailer-registration details for an annual sticker. A current sticker is needed for trailer parking in the lot. In addition, guests must stay with a member, cannot park in the lot and cannot borrow an access card. Overnight parking is prohibited. Read the full LCERA rules before planning a visit.

Recreation hours are listed as one hour before dawn until 10 p.m. Ramp use must also follow posted hours and the association’s exception process. Check current signage and conditions before a launch, especially for an early or late trip.

If you depend on this ramp, ask whether it suits your boat and trailer. Also check where you would keep the equipment at home. Ramp access does not promise boat storage, reserved parking or a private dock.

Your checklist before purchasing a home

Use these five questions when comparing properties:

  1. Address eligibility: Does this specific address qualify, and under what conditions?
  2. Joining process: What must you complete before your card becomes active?
  3. Current costs: What amount is due for your joining date? Are other charges applicable?
  4. Your intended use: Do the rules and ramp conditions fit your plans?
  5. Property documents: What do the home’s records establish about access, separate from membership?

Association membership and property rights are different questions. Ask LCERA about its procedures. Meanwhile, ask your closing professionals to review property documents; membership alone does not establish deeded access.
