Selling in Lake Gatlin

Lake Gatlin is a 68-acre lake in Edgewood with no public boat ramp, a shallow channel south to Lake Conway, and a claim no other lake in Orlando can make: the city began on its shore. Few homes come up here, so each listing is less a pricing exercise than an explanation.

Buyers arriving at Lake Gatlin are usually coming off the Conway chain, where there is more water, more boats and more traffic. Gatlin is the quieter option, and the questions that decide the sale are specific: how private is it really, can I get a boat out, and what is this place.

All three have good answers. They just have to be given accurately, because the wrong version of any of them surfaces later and costs money.

Orlando Started Here

On November 9, 1838, during the Second Seminole War, the U.S. Army established Fort Gatlin in what was then Mosquito County. It was named for Assistant Surgeon John S. Gatlin, killed in the Dade Massacre three years earlier. The site was chosen because it overlooked three lakes and because the area was frequented by Native Americans led by the Seminole chief King Philip and his son Coacoochee.

The Army withdrew in 1849. A few soldiers and families stayed on, growing citrus and running cattle. In 1856 Fort Gatlin became the county seat of Orange County, and the community that grew up around it was later renamed Orlando, a name attributed to the militiaman Orlando Reeves.

Tradition places the fort at the intersection of Gatlin Avenue and South Summerlin Avenue and the properties adjacent to it, on the shores of Lake Gem Mary, Lake Jennie Jewel and Lake Gatlin. A Florida Heritage Site marker stands there, erected in 2003 at 3909 South Summerlin Avenue.

The same site has a second history. In 1941 the U.S. Navy built its Underwater Sound Reference Laboratory near there on Lake Gem Mary, specifically because that lake is unusually deep. The lab operated until 1997.

None of that goes in the MLS remarks. All of it belongs in the conversation, because a buyer choosing between two similar lakefront houses is choosing between two places, and only one of them is where Orlando started.

The Park Proposal, Handled Honestly

The former Navy Sound Lab property, 9.13 acres at 3909 South Summerlin Avenue, was gifted to Orange County Public Schools and has sat vacant and boarded for years. The Fort Gatlin Historical Group, made up of local residents, has been campaigning to have it preserved and converted into a public park with a waterfront path and interpretive displays rather than sold at auction. Sales of the parcel were postponed through 2025 while that effort continued, and the request went before the Orange County Board of Zoning Adjustment as a special exception under case number SE-26-05-029.

Here is the discipline required. This is a live proposal with an uncertain outcome, not an amenity. Sellers who price for a park that has not been approved, funded and built are pricing for something that may never exist, and buyers who feel oversold on a future development turn hostile fast.

Say what is true: there is an active, organized community effort to preserve the Fort Gatlin site as a park, it has been through county hearings, and where it stands today is a question worth asking before anyone attaches a number to it. A seller who describes it that precisely reads as informed. A seller who describes it as coming reads as someone to check up on.

Privacy: What You Can Claim and What You Cannot

Orange County operates public boat ramps on Lake Jessamine and Little Lake Conway. It operates none on Lake Gatlin.

That is the whole privacy argument and it is a strong one, but state it in exactly those terms. Gatlin is not a private lake in the legal sense and should never be described as one. It is a 68-acre lake with no public launch, which means the boats on it generally belong to the people who live around it. A buyer who has owned on a lake with a county ramp will understand the difference immediately.

Can You Get a Boat to Lake Conway?

This is the question that decides the sale for a certain kind of buyer, and it deserves a careful answer rather than a hopeful one.

Orange County’s lake sheet records that Lake Gatlin is not landlocked and that it flows south into Lake Conway, which is its receiving water body, through a channel with a control elevation of 81.87 feet against a normal high water elevation of 85.87. Boating accounts of the Conway chain describe the connection to Gatlin as a very shallow canal.

So the honest position is that there is a physical connection and that whether a given boat can use it depends on the boat, the water level and the day. That is not a hedge, it is the actual situation, and any lakefront owner here already knows it.

Do not let a listing say “Conway chain access” without qualification. Do find out, for your address and your typical water conditions, what actually makes the passage, and say that. Precision here is worth more than a broad claim, because the buyer who cares about this will test it.

The Water Data

Lake Gatlin has been sampled since October 1970, across 19 water quality monitoring locations, with more than fourteen thousand samples recorded.

Its most recent Trophic State Index reading was 51, in the good band, against a historic range from 12 to 70 since 1995. The lake is not listed as an impaired waterbody.

That last point is worth raising unprompted with a buyer who has been shopping Lake Conway, which does carry the statewide Florida mercury-in-fish-tissue listing. The comparison favors Gatlin, and volunteering a favorable comparison you did not have to make is one of the cheapest ways to build credibility in a negotiation.

Elevation and Flood Mapping

Orange County records a normal high water elevation for Lake Gatlin of 85.87 feet NAVD88 and a one percent annual chance flood elevation of 88.0 feet, on FEMA FIRM panel 12095C0430F effective September 25, 2009, mapped as Zone AE. The contributing drainage area is about 222 acres.

Those are lake figures. What a buyer needs is the answer for your parcel: the flood zone determination, an elevation certificate if one exists, and a factual account of what has and has not happened at this address in past storms. Have all three before you list. This is now among the first questions asked on any Central Florida waterfront home, and the seller who answers it with documents is in a different negotiating position from the one who answers it with assurances.

Where It Sits

Lake Gatlin is one of the five lakes the City of Edgewood counts as its own, along with Conway, Jessamine, Jennie Jewel and Mary Jess, though shoreline here runs between the city and unincorporated Orange County. Confirm which applies to your parcel, because it drives your millage, your permitting authority and sometimes your schools.

The Fort Gatlin Shopping Center on South Orange Avenue, which carries the fort’s name, handles the weekly errands. Cypress Grove Park on Lake Jessamine is the large park nearby. Downtown Orlando, the SoDo corridor and the Orlando Health campus are all a short run north, and the airport is close to the southeast.

On schools, Cornerstone Charter Academy in Belle Isle admits by lottery and gives priority within that lottery to City of Edgewood residents among other groups, which is a documented advantage rather than a guaranteed seat. Blankner School and Boone High School are the other names in these conversations. Verify assignment for your exact address on the district’s locator.

What This Means for Your Listing

Homes on Lake Gatlin do not come up often, and that cuts both ways. Scarcity supports the price. It also means there is rarely a clean comparable sale to point at, so the listing has to carry more of the argument than it would on a larger lake.

What it should carry: 68 acres with no public ramp, frontage measured and stated, the real and qualified answer on the channel to Conway, water quality that is good and unimpaired, your parcel’s flood documentation, and the fact that the ground under this neighborhood is where Orlando began. That is a listing a buyer cannot dismiss on square footage, which is the entire objective.
